Sutton Neighborhood
Sutton is a single Lennar home collection rather than a master community divided into smaller named subdivisions. The most useful neighborhood comparison for a Sutton buyer is therefore not between imaginary sub-neighborhoods, but between Sutton and its adjoining sister collection, Hollis.
Sutton and Hollis are being developed together in the same elevated area of Valencia by FivePoint and are expected to form one connected neighborhood of approximately 182 homes. Both feature modern two-story detached homes, private front and back yards and access to the larger FivePoint amenity network, but they serve somewhat different buyers because of their home sizes and price points.
Sutton occupies the more attainable side of the pair, with three four-bedroom plans from approximately 2,663 to 2,907 square feet. Hollis steps up to larger homes from approximately 3,154 to 3,555 square feet, including a five-bedroom design. Understanding that relationship can help buyers decide where to focus before touring models or registering with the builder.

Sutton at Valencia
Sutton is the smaller-home collection within the Sutton/Hollis enclave, offering three two-story plans with four bedrooms and a more approachable entry point than neighboring Hollis.
Sutton Plan 1 is approximately 2,663 square feet, Plan 2 approximately 2,725 square feet and Plan 3 approximately 2,907 square feet. Each design currently provides four bedrooms, three bathrooms and a two-car garage. A first-floor bedroom gives buyers flexibility for guests, multigenerational needs or a separate work space, while upstairs bonus space expands everyday living options.
FivePoint currently lists Sutton from the upper $900,000s. The collection is newly opened, so current quick move-in inventory, homesite releases, incentives and final pricing can change rapidly as construction progresses.

Hollis at Valencia
Hollis is Sutton's adjoining sister collection and moves the same general new-home lifestyle into substantially larger floor plans.
Hollis currently offers three plans ranging from approximately 3,154 to 3,555 square feet. Plan 1 and Plan 2 provide four bedrooms, while Plan 3 increases to five bedrooms. The homes include larger living areas and, depending on plan, features such as loft space, a California Room, office or retreat-style spaces that appeal to buyers who need more room.
FivePoint currently lists Hollis from the low $1 millions. Because Sutton and Hollis sit beside one another and share the same broader community environment, comparing them side-by-side often comes down to space requirements, homesite preferences and the total budget after upgrades or lot premiums.

Compare More Than Square Footage
Sutton may be the better fit for a buyer who wants a traditional detached home, four bedrooms and a lower entry point into this new FivePoint enclave. Hollis may make more sense when additional living space, a fifth bedroom or larger flexible rooms matter more than staying below the million-dollar threshold.
The floor plan is only part of the decision. Homesite position, orientation, view potential, lot premiums, builder incentives, HOA obligations, Mello-Roos and move-in timing can make two otherwise similar homes very different purchases.
